The Big Prairie Farm is a 312.4 acre corn, soybean, cotton, wheat, and potato farm located in New Madrid County, Missouri. This investment opportunity consists of a fully irrigated farm with planned capital improvements and optionality for cotton, grain, and vegetable crops in a core region of the Mississippi Delta.
An improvement budget of $174,600 is included in the capital raise to convert the northern 150 acres from pivot irrigation to furrow irrigation. Leveling and furrow irrigation is expected to increase the market value of the property, potentially increase rental rate, and simplify operations for future tenants. Additionally, a portion of the budget is allocated to removing a tree line in the middle of the farm that will allow the farm to be operated more efficiently.
The Missouri Bootheel is a common sourcing region for AcreTrader LLC. The Big Prairie Farm represents our 16th offering in a five-county area and 4th offering in New Madrid County on the AcreTrader Platform. The Big Prairie Farm is contiguous to Acretrader 276 LLC, a 370 acre tract that closed in May 2026. When combined with Acretrader 276 LLC, this contiguous acreage represents approx. 682 acres. The scale of this position greatly increases both the desirability of the farm to operators, as well as increases exit optionality long term. Rental bids for the Big Prairie Farm will be solicited following harvest. The modeled rate of $265 per tillable acre in the first year and $275 per tillable acre in the second year is believed to be conservative given current rental rates on AcreTrader managed farms in the region, including AT249 = $295, AT254 = $275, AT256 = $275, AT 257 = $275, and AT276 = $275. AcreTrader has historically demonstrated the ability to aggregate and ultimately exit high-quality farmland in the region. In the first quarter of 2026, AcreTrader successfully completed the sale of seven farms in the region with realized IRR’s of 5.9%, 7.5%, 8.1%, 9.1%, 9.5%, 10.4%, and 10.4% respectively(2). According to Acres(1) data, we believe this Property is being purchased at a below-market entry price based on available comparable sales of properties of similar size and quality in the same region, which is an active, tenant-dense land market. We also believe this Property is being purchased at an attractive rate relative to recent AcreTrader dispositions in the region, including a farm within one mile of the Property. Geographic Concentration
The Company’s activities will be limited to acquiring and holding the Property as an investment and are therefore inherently concentrated in a specific geographic location. A stagnant or depressed economy in the area in which the Property is located could adversely affect the value of the Property and the Company’s ability to provide a return or any profit to investors.
Third-party property managers may not be effective
The Manager, on behalf of the Company, may retain third-party property managers who will, under the supervision of the Manager, oversee the day-to-day operations of the Property by the tenants. The success of the Company will, accordingly, depend on the performance of such third-party property managers, and their failure to successfully perform their management duties could adversely impact the Property’s results of operations and could reduce cash available for distributions to Members of the Company.
Crop Risk
Corn and Soybeans are planned to be grown on the Property. These commodities are subject to price volatility that could result in selling prices below break-even for the operator. Commodities are also subject to weather conditions including but not limited to drought, flood, and hail.
Farmland Risk
Farmland investments are also subject to additional risks including volatility in commodity prices, weather events or disease that could damage crops and many other operational factors.
