The Sunrise Farm is a 322.8 acre rice and soybean farm located in Dunklin County, Missouri. This investment opportunity consists of a fully leveled and irrigated farm with potential additional hunting lease income.
With over 296,000 acres in crop production, Dunklin County sits along the southern reaches of southeastern Missouri’s delta region known as the Bootheel. This region’s strength lies in the irrigated production of rice, corn, soybeans, and cotton derived from fertile alluvial soils and historically robust groundwater resources. Due to the composition of soils and geology in the region, the Bootheel typically experiences significant groundwater recharge annually, causing groundwater levels to be considered robust and sustainable.
The Sunrise Farm is 100% leveled and irrigated to facilitate the farms rotation of rice and soybeans. The Property lies within the northern reaches of the Mississippi River Delta, which produces 70-80% of the rice grown in the United States. Rice production requires a shallow flood throughout the growing season and the farm’s precision leveling and irrigation system is specifically designed to facilitate this process. The irrigation system via two wells and zero grade land leveling maximizes the efficiency of rice production while reducing workload on the operator relative to other systems.
The Missouri Bootheel is a common sourcing region for AcreTrader (AT). The Sunrise Farm represents our 16th offering in a five-county area and 6th offering in Dunklin County. AT has sourced and managed approximately 4,000 acres in the Missouri Bootheel. AT believes this continued aggregation of investment quality farmland in the Missouri Bootheel increases the potential exit value and optionality for the farms under management in this region.
According to Acres(1) data, we believe this Property is being purchased at a below-market entry price based on available comparable sales of properties of similar size and quality in the same region, which is an active, tenant-dense land market.
The Sunrise Farm’s location in Southeast Missouri positions it squarely within the Mississippi Flyway, a major corridor for migrating waterfowl. Additionally, the Property lies within 3 miles of a major regional waterfowl conservation area and features one duck blind that has previously been leased to a local outfitter. It is expected that the farm will continue to be leased for waterfowl hunting which may generate income in addition to the cropland rent.

Geographic Concentration The Company’s activities will be limited to acquiring and holding the Property as an investment and are therefore inherently concentrated in a specific geographic location. A stagnant or depressed economy in the area in which the Property is located could adversely affect the value of the Property and the Company’s ability to provide a return or any profit to investors.
Third-party property managers may not be effective The Manager, on behalf of the Company, may retain third-party property managers who will, under the supervision of the Manager, oversee the day-to-day operations of the Property by the tenants. The success of the Company will, accordingly, depend on the performance of such third-party property managers, and their failure to successfully perform their management duties could adversely impact the Property’s results of operations and could reduce cash available for distributions to Members of the Company.
Crop Risk Rice and Soybeans are planned to be grown on the Property. These commodities are subject to price volatility that could result in selling prices below break-even for the operator. Commodities are also subject to weather conditions including but not limited to drought, flood, and hail.
