This full-cycle project provided a local organic operator with a powerful financial tool and a clear path to land ownership.

The Opportunity: Bridging Capital and Operations

In September 2020, individual investors on the AcreTrader platform funded the acquisition of the Northland Organic Farm in Polk County, Minnesota. The offering was a sale-leaseback with a local operator who had recently transitioned the property from conventional production to organic. This is an intensive three-year process that requires the use of organic production practices while marketing the crops produced as non-organic. Due to the time and capital the owner-operator had dedicated to transitioning the farm to organic, he was interested in selling the farm to free up capital while maintaining control. The operator reached out to AcreTrader and a deal was struck. As a condition of the purchase, the Northland Organic Farm was leased back to the operator under a 5-year term (2021-2025). Crucially, this lease included a purchase option, giving the operator the right to repurchase the farm at the end of the term.

The Result: A Successful Exit for All Parties

In January 2026, the operator successfully executed the purchase option, taking ownership of the farm. This disposition marked a success for both the farmer and investors:

1. For the Farmer The operator was able to utilize the land to grow their business over five years and ultimately reacquire the asset, fulfilling the strategic partnership goal of the transaction.
