Description

The St. Francis Bootheel Farm is a 227.74 acre rice, corn, and soybean farm located in Butler County, Missouri. This investment opportunity consists of a fully leveled and irrigated farm with optionality for cotton and grain crops in a core region of the Mississippi Delta.

Regional Significance

With over 187,000 acres in rice, corn, and soybean production, Butler County sits along the western reaches of southeastern Missouri’s delta region known as the Bootheel. This region’s strength lies in the irrigated production of rice, corn, soybeans, and cotton derived from fertile alluvial soils and historically robust groundwater resources. Due to the composition of soils and geology in the region, the Bootheel typically experiences significant groundwater recharge annually, causing groundwater levels to be considered robust and sustainable.

Crop Optionality

In the past four years, the St. Francis Bootheel Farm has grown a rotation of rice, corn, and soybeans. In addition, the farm is well suited for cotton production. The farm’s fertile silt loam soils carry an NCCPI soil score of 53.1. NCCPI is a national-scale index developed by the USDA's Natural Resources Conservation Service (NRCS) designed to estimate the inherent productivity of soil for non-irrigated commodity crops. The St. Francis Bootheel Farm is fully leveled and irrigated to maximize productivity.

AcreTrader’s Regional Aggregation

The Missouri Bootheel is a common sourcing region for AcreTrader Management (ATM). The St. Francis Bootheel Farm represents our 10th offering in a five-county area and 2nd offering in Butler County on the AcreTrader Platform. ATM has sourced and currently manages approximately 2,600 acres in the Missouri Bootheel. ATM believes this continued aggregation of investment quality farmland in the Missouri Bootheel may increase the potential exit value and optionality for the farms under management in this region.

Competitive Entry Price

According to Acres(1) data, we believe this Property is being purchased at a below-market entry price based on available comparable sales of properties of similar size and quality in the same region, which is an active, tenant-dense land market.

Leaseback with Experienced Local Operator

We are working with an operator whose family has farmed this same ground for over 20 years, and is selling and leasing back the farm to free up capital while maintaining operational control. Given the tenant’s long history operating on the property, they bring an expansive understanding of the ground as well as a commitment to sustaining the value of the asset.

Geographic Concentration
The Company’s activities will be limited to acquiring and holding the Property as an investment and are therefore inherently concentrated in a specific geographic location. A stagnant or depressed economy in the area in which the Property is located could adversely affect the value of the Property and the Company’s ability to provide a return or any profit to investors.

Third-party property managers may not be effective
The Manager, on behalf of the Company, may retain third-party property managers who will, under the supervision of the Manager, oversee the day-to-day operations of the Property by the tenants. The success of the Company will, accordingly, depend on the performance of such third-party property managers, and their failure to successfully perform their management duties could adversely impact the Property’s results of operations and could reduce cash available for distributions to Members of the Company.

Crop Risk
Rice, corn, and soybeans are planned to be grown on the property. These commodities are subject to price volatility that could result in selling prices below break-even for the operator. Commodities are also subject to weather conditions including but not limited to drought, flood, and hail.

Farmland Risk
Farmland investments are also subject to additional risks including volatility in commodity prices, weather events or disease that could damage crops and many other operational factors.
